The new office complex designed by studio J+S led by Arch. Federico Pella, transforms an unused 14,000-square-meter area into a new green district crossed by bicycle and pedestrian paths and in which buildings are developed according to a permeable and publicly accessible master plan among squares, gardens and street furniture elements free from car traffic, for which parking lots screened by curtains of greenery have been created.
The buildings are completely made of wood, and sustainability (material and environmental) is the first factor in the prospectus.
By design choice, the roofing of the buildings is practicable, this is to allow access to the plant room and the flat roof in the case of any complementary external functions: a solution that allows it to be used for other uses and to perceive the entire neighborhood even from a different elevation and to be able to use the roof for other uses as well.
Other relevant aspects of the project involved energy efficiency and environmental sustainability. In fact, the air conditioning system is done with air/air heat pumps, while heat recovery systems for exhaust air were adopted for air treatment. For self-generation of electricity, integrated photovoltaic modules have been installed, while domestic hot water comes directly from the use of renewable sources with heat pumps. Finally, the complex focuses on sustainable management of water resources, continuous monitoring of plant safety, and energy efficiency standards close to near-zero energy buildings.
