The project promotes a redevelopment of the area addressed to the enhancement of landscape reading. A new landmark for the landscape that takes some measures from the historical front of the residential settlements present on St. Leonard Street. Activities are articulated in a layering of levels. On the ground floor the commercial reality, on the first and second levels the body of the tertiary system and finally the six upper levels where the residential system is planned. The commercial body is distanced from the street and through a double-height canopy that confronts the building with a strong identity value present in the street. The canopy is imagined as a covered area of mediation, a lively, flexible space capable of hosting diversified temporary activities throughout the year. It records the relationships between the entrance to the area, the private vehicular accesses of the offices and residences, the driveway access to the basements and the logistical supply system for the commercial reality.
The building is imagined as a volume that streamlines from its basement to its crowning. The basement relates to the ground through the canopy system and to the activities that enliven its dynamics with the urban fabric. The body in elevation dematerializes becoming thinner with changes in dimension on the fifth and eleventh floors. The building, as a whole, is imagined as a juxtaposition of independent stereometric elements that decompose the building dynamically, generating tensions that relate to the landscape. Thus the project interprets the theme of the tower building by favoring a reading of it by addition of vertical elements rather than imagining a single monolithic element. The layering of the different floors of the elevated body with its deep projecting terraces at each level establishes a direct relationship with the surrounding landscape by favoring the tension towards the south: Towards the sea. The building thus articulates itself in space with terraces and parapets, sometimes more opaque, sometimes completely transparent, so as to emphasize the reading of the different stereometric elements of which it is composed. The Coronamento empties further and is drawn by the bar lounge and canopies that protect the belvedere terrace.
